Whether you are the builder who performed the work and was not paid in a timely fashion, the owner who disputes the validity of a lien, or the purchaser who cannot close on a real estate deal until title is cleared , you are well-advised to speak with an experienced attorney. Riach Gese Jacobs PLLC advises and represents clients by filing liens and negotiating removal of liens from properties. We represent:
- Builders and Suppliers
If you were the builder, supplier, or laborer and have not been paid you may be entitled to secure the amount owed by recording a lien on the property. The lien must be recorded within 90 days of the last day of work and after the required notices, if any. Our lawyers can help you determine if a lien is appropriate, record the lien, and provide the required notices.
If necessary, we can file a lawsuit to foreclose the lien and assist in recovery of the amounts owed. The lawsuit must be filed within eight months of the date the lien was recorded. We can also file suit on behalf of a property owner to remove the lien and clear title to the property.
Riach Gese Jacobs PLLC is prepared to honestly and effectively advise clients in real estate cases involving liens on real property in Lynnwood, Seattle or any Washington location.
